Assume you are working for a real estate development company with holdings and projects in a number of major cities around the world. The company has done very well financially, but several of its flagship projects are now embroiled in highly visible public protests and a range of harassing lawsuits (which your general counsel says are likely to be dismissed in the long run).  Senior government officials in places where these contested projects are located, who have been very supportive of the company up until now, are calling your CEO and asking quite pointedly why all these problems are coming up now and why your company is generating so much negative publicity.

The CEO has formed a small working group, and you have been asked to be on it.  While you’ve only worked for the company for three years, several of the senior people have taken note of your technical background.  Most of the other staff have business, banking, or real estate degrees. You have a much more interdisciplinary background in urban design, environmental planning, and public administration.

The company says very clearly in all its marketing materials that it is a "socially responsible developer.” Beyond that claim, though, no one is quite sure what that actually means. Prepare a brief memo highlighting (1) how you think the company should define socially-responsible real estate development; (2) what might the company do to break the deadlocks and rebuild trust in locations where it is embroiled in public controversy, and (3) what the company might do differently in the future to avoid these kind of problems, especially in new locations where the company is contemplating massive mixed-use mega-projects. Try to draw from the two readings in your response.

All real estate development projects are likely to have environmental and social impacts. Socially-responsible real estate developers try to anticipate, mitigate, and manage these impacts in conjunction with the individuals and groups likely to be affected. Environmental Impact Assessment (EIA) and Social Impact Assessment (SIA) procedures can be used to minimize negative effects and maximize positive benefits. Any company that seeks to operate in a socially-responsible way needs to work jointly and in a transparent way with officials and non-governmental stakeholders.
