EIA and SIA should not be seen as a burdensome requirement, but rather as an opportunity for developers to establish trust in the eyes of the communities who will be their real estate development partners. The goal should be to maximize benefits, not just minimize costs.


Developers must learn how to deal with an angry public, especially by understanding the causes of public anger. Developers can enhance their reputations and the profitability of their development projects by adopting a mutual gains approach (MGA) to their interactions with officials and civil society.


EIA and SIA can be used as a basis for calculating fair compensation and structuring contingent agreements. These are important ways of managing uncertainty.


Trying to short-circuit public dialogue, even if it is not required by law, often ends up being costlier than initiating appropriate conversations from the outset. EIA and SIA results can provide an important baseline that can facilitate ongoing project monitoring and subsequent adaptation or adjustments of project plans.
